Project Coordinator
Obie Companies
Location: Eugene, Oregon
We are seeking a reliable and organized Construction Project Coordinator to provide direct support to the Project Management Team. Provide administrative support for project planning, start-up, record keeping, procurement, logistics, project close-out, document updates, Requests for Information (RFI) and change orders. Maintain project files, project library and field site binders. When necessary, you will also make travel arrangements for the Project Manager and other supervisors as well as schedule client meetings. We prefer candidates who have at least two years of administrative support experience and who are familiar with construction project timelines.

Duties and Responsibilities
Make calls to vendors to obtain quotes for different project tasks
Submit subcontractor purchase order requests
Organize vendor and other project paperwork
Aid in permit applications and follow through to make sure they are approved
Schedule site walkthroughs at the close of the project
Handle travel arrangements for supervisors
Schedule client meetings
Assisting with resource scheduling so that team members have the resources they need to complete their tasks
Managing project management documents such as the project plan, budget, schedule or scope statement, as directed by the Project Manager
Executing a variety of project management administrative tasks such as billing and bookkeeping
Support team members when implementing risk management strategies
Assist with project procurements, cost and schedule reporting, accruals and invoicing, processing change orders.
Support the Project Manager (PM) with logging and processing daily reports, project correspondence, submittals, meeting minutes, and other records and reports.
Assist in the development, planning, analysis, evaluation, and prioritization of project deliverables and requirements.
Assist in the production of management plans, technical documents, procedures, and presentation graphics, including editing the work of others.
Organize and maintain project library, files, and field project binders.
Coordinate employee in/out processing.
Manage site training database, and file copies of contract-required training certification
Conduct administrative and document support duties including local office, project start-up and close-out processes.
Assist Project Managers in development of project schedules, resource plans, and budgets during the bid and proposal phase.
Coordinate and schedule meetings, record and distribute meeting notes, maintain database, and compile reports for deliverables.
Communicate with project personnel to obtain plan updates and perform project plan maintenance.
Requirements and Qualifications
A high school diploma or equivalent
2 years of direct experience in the construction industry, with 1 to 2 years in a project support role.
Proficiency with computers and basic office programs
Excellent communication and organizational skills

Landscaper
5th Street Public Market
Location: Eugene, Oregon
This Landscaper position offers the opportunity to work in a dynamic, outdoor-focused role that directly contributes to the appearance, safety, and overall experience of the 5th Street Public Market District. The role involves a variety of landscaping, grounds maintenance, and facility support tasks, including lawn and plant care, irrigation maintenance, debris removal, and seasonal projects. Employees play an important part in maintaining a clean, well-managed environment while supporting tenants, guests, and public events. Duties and Responsibilities:
Maintain clean, safe, inviting, and well-maintained facilities to meet the standards of Obie Companies.
Perform landscaping tasks including: mowing, raking, watering, pruning, weed-eating, planting, dead-heading, and other tasks as assigned.
Maintenance activities as assigned.
Abiding by daily checklists and tasks as assigned by supervisors and the Facilities Manager.
Completing and turning in required paperwork during each shift.
May operate non-CDL vehicles and other light equipment, uses chainsaws, power and hand tools.
Welcome customers of the 5th Street Public Market District. Provide an attention to detail that will ensure a wonderful customer service.
Be aware of the customer and guest experience to adjust work as needed to accommodate.
Effectively build and maintain relationships with the Market team, Obie Companies team, and tenants of the 5th Street Public Market District and adjacent properties.
May be assigned custodial duties such as sweeping, cleaning and sanitizing restrooms, litter pick-up, emptying trash cans, and other related manual tasks.
May be assigned opening and closing of the 5th Street Public Market District.
Regular attendance is of primary importance for every position at the Market. You are expected to arrive for work on time and be ready to start work at the beginning of your scheduled shift. You are also expected to complete your shift as scheduled.
Scope of Work:
The full scope of the landscaping tasks assigned may include but are not limited to:
Lawn care – to include: mowing all grass, edging all grass along concrete walkways and around planting beds, hauling and recycling of all debris, manage custom fertilizer and application schedule, and spot spraying for weeds, broadleaf, and invasive grasses.
Bed Maintenance – to include: weed control in all planting beds using a combination of labor, spot spraying and scheduled pre-emergent herbicide applications, all bed areas are to be regularly and thoroughly cleaned of weeds, raking and blowing all planting beds clean of debris, hauling and recycling all debris.
Shrub and Plant Care – to include: careful pruning of all plants, shrubs, perennials, and small ornamental trees (pruning will be done by hand or with the use of gas-powered shears, whichever is necessary to effectively and gracefully groom each specific shrub – pruning must be done at appropriate intervals to maintain a clean and well-manicured appearance – pruning of small ornamental trees will be done by hand), hauling and recycling of all debris. If a third-party Professional Service is needed for the care of larger trees, permission by Management must be granted.
General Grounds Care – to include: blowing the entire grounds clean of all leaves and debris, including the parking lots, concrete walking surfaces and all landscaping areas. Weed control in all solid surface areas (example – concrete joints, asphalt, etc) using a combination of labor and spot spraying. Laying fresh bark down seasonally.
Irrigation – to include: identifying and fixing irrigation to make sure it is working properly for all properties.
General Requirements
Provide your own clean black work pants and appropriate work boots or shoes. The Company will provide all other necessary uniform items and safety equipment.

Occasionally be required to complete tasks in other departments within Obie Companies. This will occur in preparation for public events, and could include but not be limited to, holiday decorating and event set-up.

Work Environment
This position operates almost entirely outdoors, with some occasional indoor work. This role routinely uses standard lawn care equipment such as mower, blowers, pressure washers, edgers, hedge trimmers, rakes, etc. The noise level is usually moderate and sometimes loud.
Physical Requirements
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position. While performing the duties of this role, the employee is regularly required to lift, push, carry, and pull up to 50 lbs. Additionally, this is a position that will require multiple hours on foot. Employees may use their break periods for rest as needed. Certain areas within the marketplace are only accessible by stairs.

Security and Parking Lot Ambassador
5th Street Public Market
Location: Eugene, Oregon
The Security and Parking Lot Ambassador is accountable for the safety, customer experience, and parking at the 5th Street Public Market. This is accomplished by patrolling premises regularly, removing violators or trespassers from the area, inspect buildings, equipment, and access points. The Security and Parking Lot Ambassador will monitor the 5th Street Public Market and adjacent properties, endeavoring to identify suspicious activities and protect the tenants and their assets. Keeps customer parking lots free of all employees to encourage more patronage of the Market District.

Requirements:
High School Diploma or GED equivalent. A current State of Oregon DPSST Unarmed Security Certificate card is optimal, but can be obtained during training. Must be able to pass a pre-employment drug screen and background check.
Facilities and Maintenance Manager
5th Street Public Market
Location: Eugene, Oregon
The Facilities and Maintenance Manager is responsible for the overall maintenance, operations, and care of buildings and properties owned and operated by Obie Companies. This role ensures that all facilities-related functions: maintenance, landscaping, guest services, and security operate in alignment with Obie Companies’ policies, standards, and culture. Success in this position requires a strong understanding of building systems, maintenance practices, repair processes, cleaning standards, and public safety. The Facilities Manager must be an effective problem-solver, decision-maker, and leader capable of directing multiple teams and operational priorities.

This is a full-time salaried position that oversees the physical operations of the 5th Street Public Market District and associated Obie Companies properties in Eugene, OR. Primary responsibilities include supervising general and preventive maintenance, ensuring high standards of cleanliness and safety, and managing the day-to-day work of the maintenance, landscaping, guest services, and security departments. Position reports to Market Manager & VP of Real Estate
The Facilities and Maintenance Manager must have a comprehensive understanding of:

This role is responsible for operational reporting, work scheduling, budget development, tenant support, and event-related facility needs such as signage, décor, and setup.
Key Responsibilities
Team Leadership & Department Oversight

Manage pest control, garbage compactor operations, power washing, and general cleaning needs.

Vendor, Contractor & Compliance Management
Build and maintain strong relationships with vendors, contractors, suppliers, local authorities, code officials, and tenants.
Manage contracted services in accordance with Obie Companies’ bidding policies, ensuring projects are completed on time and on budget.
Maintain all required state and federal documentation, inspections, and safety reporting.
Tenant & Public Interaction
Respond promptly and professionally to tenant repair requests.
Ensure public-facing spaces meet high standards for safety, presentation, and cleanliness.
Support public safety initiatives in coordination with the security team.
Event & Marketing Support
Assist the Market Manager and marketing team with events, décor, signage, banners, and other property activations.
Support setup and facility needs to ensure successful market events and promotions.
Budget & Administration
Collaborate with the Vice President of Real Estate to develop the annual operating budget, monitor expenses, and forecast needs.
Prepare operational and maintenance reports as required.
Plan and prioritize workload to meet timelines and operational goals.
Other
Perform and oversee general building repairs and maintenance as needed.

Work Environment
This position operates outdoors on property grounds and inside professional office and retail environments. This role requires the employee to be on-site to perform job duties.

Guest Services

The Guest Services role is accountable for the cleanliness, safety, and customer experience at the 5th Street Public Market and adjacent properties and will operate in accordance with Obie Companies policies, standards, and culture. Guest Services has a thorough understanding of the day-to-day janitorial tasks for the 5th Street Public Market and adjacent properties.

Welcome customers of the 5th Street Public Market and provide attention to detail that will ensure a wonderful customer experience. This includes but is not limited to providing directions to customers as they are trying to locate a place of business, and smiling and greeting customers and tenants in passing.
Maintain clean, safe, inviting, and well-maintained facilities to meet the standards of Obie Companies.
Abiding by daily checklists and tasks as assigned by supervisors and the Market Manager.
Completing and turning in required paperwork during each shift.
Janitorial duties, including, but not limited to sweeping, mopping, dusting, bathroom services, cleaning windows, bussing tables, taking out garbage and recycling, cleaning and hosing of walkways, etc.
Effectively build and maintain relationships with the Market team, Obie Companies team, and tenants of the 5th Street Public Market and adjacent properties.
Opening and closing the 5th Street Public Market for daily operations.
Event set-up and take-down as assigned.
